How Much Did It Cost To Stage This Home?

Why spend money on your house if you’re moving out? Simple answer: because home staging can net you even more money.  Should you stage your home, or sell it empty? Like so many real estate questions, the answer to this one is…it depends. Comforting, right?? That is where a professional real estate agent that looks at homes every day and tracks the market conditions comes into play.

On average, staged homes sell 88% faster and for 20% more than nonstaged homes, which is nothing to sneeze at. But just how much does home staging really cost? As a general rule of thumb, the average cost for most stagers is $300 to $600 for an initial design consultation and $500 to $600 per month per staged room. There are also other less expensive options for staging occupied homes using the owner’s furniture.

We personally own a handful of rental homes and when the tenant gave us notice that they were moving out, we decided to capitalize on this being a high point in the real estate market (buy low/sell high!).  After doing some remodeling we were ready to list the home and made sure to hire the staging company, Nest Home Staging and Design, since we knew that marketing a staged home is far easier than a vacant house.

Here is a breakdown of our costs:

$1,950 Includes Design time, Installation, Delivery, and One Month Rental

$500 to De-stage

$2,450 Total Investment. This included full staging of the Family Room, Living Room, Dining Room, Kitchen. We opted to save money by not staging the Bedrooms. The Bedrooms are standard sizes and layouts, so we felt it would not be difficult for a Buyer to envision where the bed would go, etc.

Result:

Listed the home for $289,900

Had 30 Buyers lined up to see the home on the first day. Had many offers being submitted throughout the day. Sold the home that evening for $22,000 over list price. Even taking into consideration the market conditions right now, it was definitely worth it for us to spend the money to have it staged.

Staging helps prospective buyers better visualize themselves living in the house. Correctly staging a home can transform it from a mundane residence to a highly desirable property. The Real Estate Staging Association reports that 90 percent of all staged homes successfully sell within a month of hitting the market.
