Coming Soon is going away! As a Zillow Premier Agent, our listings are featured more prominently and we are contacted with the latest offers. Our Zillow Rep just called yesterday to inform us that staring May 1, 2020 Zillow is not going to offer the Coming Soon status. What does this mean for homebuyers? It will be more important than ever to work with a professional Realtor in your search. Our Greater Cincinnati Multiple Listing Service DOES offer the Coming Soon status, but that does not feed to many public sites. And now with Zillow taking away this feature, buyers will have to rely on their agent to notify them of Coming Soon listings.

We have been using Coming Soon as an excellent tool for both buyers and sellers. When a buyer can see the date that a home will be coming on market, if they are interested they can arrange their schedule to see it that day. With advance notice, it helps the buyer to contact their agent and get the showing scheduled as opposed to seeing a new listing hit the market and have to scramble to leave work, coordinate with agent, and possibly both spouses schedules. For the Seller, it allows them to prepare ahead of time and know how many showings they will have well in advance of their home being on the market.

Another thing that buyers should know is that agents ARE allowed to tell their individual clients about pocket listings they have coming on the market and even show them. We are NOT allowed to advertise these listings on “public facing media” until it is submitted into MLS as Coming Soon. With that being said, we have over 10-15 homes that we have as pocket listings as the Seller is getting the home ready. We are not allowed to publicly advertise these homes since we do not know exactly when they will be ready to hit the market, but we are able to send the information to our individual clients that we are working with. With low inventory, it is to your advantage to work with an active local Realtor like the Finn Team 🙂
