Do I Stage My Home or Leave it Vacant?

There are many decisions that need to be made when selling your home. You have to decide when to sell it, who to hire to sell it, what price to set, and more. Part of what makes selling stressful is the ongoing decision making required.
Another question that might need to be answered is: “Should you stage your home, or sell it empty?” Like so many real estate questions, the answer to this one is…it depends. Comforting, right?? The reason why there is not necessarily a clear answer is that there are benefits and drawbacks that come with each option. You have to weigh the cost, time, and whether it is really necessary.
This particular home was updated and located in Oakley. We were going to be listing the home around October 1, and met with the Seller to discuss options. The market was hot, but we were starting to feel a slight reset with more inventory coming on. We listed the home empty and had 25 showings in the first week. With no offers, we advised the Seller to consider staging. With the gray walls and flooring, we felt the staging would provide warmth and help Buyers to see themselves living there. Shortly after, we had an accepted offer!
